Christian Gore learned all sides of the private equity and real estate investments business before he founded his own firm in Dallas, Texas. Still, a young company, G1 Capital Partners has an extensive transaction history across the U.S. Gore is on track with his ambitious equity deployment goal of $200 million by the end of 2024.
G1 Capital Partners prides itself on its data-driven investment approach, leveraging AI and machine learning for data aggregation. This strategic use of technology enables the firm to make informed decisions about where and why to invest. Gore says artificial intelligence, used properly, can give his firm what he calls “real-time data” in demographics, and trends based on millions of data points.
“We use it more so on the management side or managing our assets,” Gore says. “Additionally, it helps us with speed to execute the transaction which typically is 60 to 90 days. We can outperform.”
Quick and accurate data is what investors need to make informed decisions. Most real estate data comes from stale information.
Advances in technology make all aspects of the investment business faster and leaner, as well as more proactive than reactive. Gore says that by utilizing technology, it allows for having a nimble and cohesive team.
“With technology today, you can do it that way. Ten years ago, it wasn’t possible, just by the nature of the data. We believe in having a small and effective team that can make decisions quickly based on what the data is telling us.”
All this goes to prove that keeping current on technological advances – or even staying ahead of the curve, as Gore does by using new startup AI data companies – is what makes a business successful in today’s financial climate. Gore says he’s seen too many real estate investment and private equity firms stuck in the past.
“We’re at an intersection in our industry where you have the technology, the real estate side, the finance side of the business, and we’re at an inflection point where everything’s getting disrupted. So our pitch from a business model standpoint is that we’re being extremely technology-forward in everything we do,” Gore says.
A college athlete, Gore believes that success in any form comes from treating people well. No matter what technology or business acumen you have, it all comes down to how you treat people.
“At the end of the day, we’re doing business with people. One of the things I always say is that when you do business, you’ve got to treat the people right, especially when investing. I speak very highly of my team, and we are very selective about who we bring to the team. It’s no different than a sport. I think the best team always wins.”
Gore says he and his team will continue to go for the gold in order to expand G1 Capital Partners in an ethical and sustainable way.
